Questions
About the guide
What is the Dubai Rent Guide?
A monthly read of what commercial space and homes actually rent for in Dubai, from every lease registered with Dubai Land Department (Ejari) — 644,418 in the last twelve months. It shows the typical rent and the range in each area, for each type of space, and how they move.
Why registered leases rather than asking rents?
Asking rents are what landlords hope for; registered leases are what tenants signed. The guide prices from new leases, so a figure is a rent someone actually agreed to pay. Where we show asking rents — from our own listings — they are marked as such.
Are free zones and the Northern Emirates included?
Free zones such as JAFZA register their own leases, and Sharjah, Ajman and Umm Al Quwain are outside Dubai Land Department, so none of them are in its data. For those we show asking rents from the units we list there, clearly marked.
How often is it updated?
Every month, once Dubai Land Department’s records for the month are in. These figures run to September 2026.
