Before the numbers

How to read these figures

Typical price
The middle sale: half sold for more, half for less. Not an average pulled up by one big deal.
Middle half
Where most deals land: the middle 50% of sales, cheapest quarter and dearest quarter left out.
Ready and off-plan
Ready can be used or let now. Off-plan is bought before it is built, and usually costs more a sq ft.
Per sq ft of plot
Land and whole buildings are registered by their plot, so the price is per sq ft of plot, not of floor space.
Yield
A year's registered rent as a share of the ready price, before service charges, fees and empty months.
Registered
Deals recorded with Dubai Land Department, at the price paid. Not asking prices.

Yield

Where property earns most when let

Gross: a year's typical registered rent over the typical ready price, before service charges, fees and empty months. Offices and shops only: land and whole buildings are priced by the plot.

Not every area sells

Busy to rent, rarely sold

These areas let plenty of space but registered fewer than 12 sales of it in the year: too few to set a fair price. Their rents are in the Rent Guide; for what a property there would sell for, ask us.

Questions

Dubai sale prices, answered

How much does commercial property cost per sq ft in Dubai?

In the last twelve months of sales registered with Dubai Land Department: warehouses and industrial buildings a typical AED 388 a sq ft of plot; industrial land a typical AED 167 a sq ft of plot; offices a typical AED 2,307 a sq ft; shops and showrooms a typical AED 2,940 a sq ft; commercial buildings a typical AED 2,270 a sq ft of plot. Each type has its own page, area by area.

Are these asking prices?

No. They are the prices paid, as registered with Dubai Land Department when each sale went through. Asking prices are what sellers hope for; these are what buyers paid.

What is the difference between ready and off-plan?

Ready property is built and can be used or let now. Off-plan is bought from the developer before it is finished, usually in instalments, and often costs more a sq ft. 71% of the sales here were off-plan.

What rental yield does commercial property give in Dubai?

Gross, before service charges, fees and empty months: offices in Dubai Investment Park about 13.4% a year; offices in Arjan about 11.3% a year; shops and showrooms in Dubai Marina about 10.8% a year. A yield shows only where the space let and the space sold are alike — the same measure, similar sizes — from enough deals on both sides.

Why are land and whole buildings priced per sq ft of plot?

Dubai Land Department registers them by their plot, so the price a sq ft is of the plot, not of the floor space built on it. That is also why they carry no yield: rents are per sq ft of floor.

What is left out?

Hotel rooms and hotel apartments, villas registered for business use, and plots in villa projects (which Dubai Land Department often records as commercial land). Homes are shown for the communities listed, not every part of Dubai.

How often are the figures updated?

Every month, from the sales Dubai Land Department publishes on Dubai Data. These run to September 2026.
