Questions

Before you start looking

More in the full FAQ.

Can a warehouse in Al Quoz be used as a showroom, café or studio?

Often, yes. Many Al Quoz warehouses are approved for commercial activities beyond storage — showrooms, workshops, studios, gyms and F&B — but the permitted activity depends on the unit and the landlord. Each listing states its approved use; ask us to confirm yours before you commit.

What should I budget for on top of the rent?

Commercial rent in Dubai attracts 5% VAT. Expect a refundable security deposit, the agency fee, Ejari registration and DEWA connection deposits; some landlords add service or municipality charges. Every listing page has a first-year cost estimate you can adjust.

How accurate are the map pins?

Pins show the area and sub-area — Al Quoz 3, DIP 1 and so on — not the exact plot. The precise address is shared when a viewing is booked. Distances to the port and airports are straight-line and meant for comparing areas.

Do you list every unit you have on the website?

No. Some landlords prefer not to advertise, and some units are let before they are photographed. Send us your brief and we will include those in your shortlist.

Size, area, power, height, budget and move-in date — send it once. Not every unit we handle is on the website, and the right one is often off-market.
