Renting
What costs apply on top of the rent?
Commercial rent in Dubai attracts 5% VAT. You should also budget for a refundable security deposit, the agency fee, Ejari registration and DEWA connection deposits; some landlords add service or municipality charges. Ask us for the full first-year figure on any unit.
How is rent usually paid?
Commercial rent is quoted per year and usually paid in post-dated cheques — the number of cheques is agreed with the landlord and is often negotiable. Each listing notes the landlord’s terms where we have them.
Can I use a warehouse for a showroom, gym, café or workshop?
Often, particularly in Al Quoz, but it depends on the unit’s approved activity and the landlord. Every listing states its approved use. Tell us your activity and we will only send units where it is permitted.
What is Ejari?
Ejari is Dubai’s official registration of tenancy contracts. A registered contract is needed for utilities connection and for most trade-licence applications.
What documents do I need to rent a warehouse?
Usually a copy of your trade licence, the passport and Emirates ID of the person signing, and the rent cheques and security deposit. Some landlords ask for more; we tell you the list for a unit before you commit to it.
Specs
What does the power figure (kW) mean?
It is the electricity supply allocated to the unit, in kilowatts. Plain storage needs little; workshops with machinery, production lines and cold stores need much more. An upgrade is sometimes possible but takes time and money, so check the figure before you sign — every listing shows it where the owner has given it.
How much clear height do I need?
Clear height is the usable height from the floor to the lowest obstruction, such as beams or lights. Pallet racking uses every metre of it; a showroom or workshop rarely needs more than an ordinary single-storey height. Listings state the height where known, and we confirm it on the viewing.
Can I get a warehouse with an office or a mezzanine?
Yes — many units come with a built office, a mezzanine floor, or both, which lets staff and stock share one address. Use the “Office or mezzanine” filter in search, or tell us how much office space you need.
Buying
What is the difference between plot area and built-up area?
Plot area is the land; built-up area (BUA) is the floor space of the buildings on it, including mezzanines. A property’s value, and what you can add later, depends on both — our sale listings show each where known.
Can anyone buy industrial property in Dubai?
Ownership rules depend on the area and tenure — freehold, leasehold or long-term lease. Each sale listing states the tenure; ask us about eligibility for your situation.
Working with us
Do you charge tenants or buyers to search?
Receiving a shortlist and attending viewings costs you nothing. Any agency fee is agreed with you in writing before you commit to a unit.
Are all your units on the website?
No. Some landlords prefer not to advertise, and good units are often let before they are photographed. Send your brief and we will include those.
I own a warehouse. How do I list it?
Use the List your property page or WhatsApp us the location and a few photos. We will arrange a visit, agree how it is presented, and start marketing it.
