Buying land in Dubai

A plot is bought for what may be built on it as much as for its size: an industrial plot with G+1 permission is a different asset from a G+4 commercial one. These are the industrial, commercial and development plots on the market today.

Ask for the affection plan before you offer — it shows the plot’s area, permitted use and build limits — and check that utilities and road access are in place.

How much does land cost in Dubai?

Across the 14 plots for sale on our site today, the median asking price is AED 650 per sq ft of plot, and prices start from AED 2,500,000. Permitted use, height and frontage explain most of the spread.

Where is the land for sale?

Right now: Dubai Industrial City (3), Al Quoz (2), Dubai Investment Park (DIP) (2) and Al Qusais (1). Tell us the area and size you need — some plots change hands before they are ever advertised.

What can be built on a plot?

It depends on the plot’s permitted use and height — G+1, G+4 and so on — set out in its affection plan. Each listing states its permission where the owner has given it, and we check it against the affection plan before you offer.

Who can buy, and is it freehold?

It depends on the area and the plot: some are freehold for all nationalities, others are open to UAE and GCC nationals only or sold on long leases. Each listing states its tenure where the owner has given it, and we confirm it before you offer.

What costs come on top of the price?

In Dubai the Land Department charges a 4% transfer fee on the price, plus registration and trustee office fees, and the agency fee is commonly 2%. Commercial property is subject to 5% VAT where the seller is VAT-registered. Sharjah and Ajman set their own registration fees.
